We all age and so does the roof of our house. There’s a certain age limit to each and everything in the universe and while death is irreplaceable, roofs are. But sometimes, a simple roof inspection followed by repair can correct the damage of your roof. Other times, you might need to completely replace your roof.
So how can you tell when it is time to panic and when you need your roof replaced? There are some classic warning signs and red flags to look out for if you’re confused about getting a repair done or entirely substituting your old roof with a new one. The Age of the Material What your roof is made up of can determine how long it will last. Normally cedar and asphalt roofing has an age limit of 20-25 years after which they start deteriorating. Tiled roofs generally don’t have a fixed lifespan but when the individual tiles start cracking easily, that’s when you know the roof is old and needs to be replaced. Sometimes tiled roofs may take a long time to break and they can last for up to a hundred years. Concrete, on the other hand, is immortal and never needs replacing; only repairing. When NOT to Panic Some common roofing problems like blocked drainage by rainwater debris and plants only needs fixing. Leaks and improperly sealed flashing and vents also only need repairing. If your roof is covered with mold, it’s because your roof has a faulty drainage system but there’s no need to panic. Most of the times leaks are easily fixed and mold eliminated. When to Panic Any apparent issue with the shingles of your roof should raise red flags. Shingles curling upwards from the edges or curling from the middle mean they no longer can support harsh weather conditions and need to be replaced. If the shingles start breaking, cracking or if they start going missing because of a storm, you need to get ready to replace your roof. Shingles make the backbone of your roof; any problem with shingles should prompt you into action. Finally, the last sign that your roof needs immediate replacement is the whole roof sagging. This is popular in the outskirts of Albany. This can be potentially harmful for you and your family and you need to buy a new roof as soon as you can. Hiring a roof inspector can help you make a sound decision on repairing versus replacing as well so don’t be afraid to spend a few extra dollars to stay on the safe side. It really helped when you said that a roof covered in mold should only be repaired because it can easily be removed by the professionals. With that in mind, I will be contacting a repairman first thing tomorrow since my husband has discovered that our roof has molds already. He was getting the ball of our child on the roof when he almost slipped on a mold. Thanks for the information!

My mom is thinking that she might need to replace her roof. I'll tell her that she should check if her roof is 20-25 years old. If it is then it would be best to get it replaced by a professional.

I appreciate that you explained how asphalt roofing tends to last about 25 years until it needs to be replaced. After inheriting my uncle's house, I noticed that the old roofing has started to deteriorate, and I am worried that it might damage the rest of my house unless I have the roof replaced. It may be worth contacting a roofing contractor to see what should be done about my old roof.

It caught my attention when it said that a roof covered with mold should be repaired and not replaced. My uncle found a leak in his roof, and mold grew in it. With that set, I will suggest him to call a professional roofer to help him repair his roof.

The best way to know about whether you have to repair the roof or replace it all together is to go for inspection and find out the extent of the damage done to the roof. If, the damage is extensive it will need replacing but if it just needs some repairs or re-coating than Liquid EPDM Rubber is your best solution.

I think we need our roof repaired. It would be good to have it inspected first. That way, we can determine what actually needs to be fixed.

I didn't realize that shingles flipping up at the corners meant they couldn't stand the harsh weather anymore and they need to be replace. My husband will have to get up on the roof and take a closer look at what our shingles look like. It is starting to be winter time, and I would hate for our shingles to not be ready for all the snow that is coming our way.

The best approach to find out whether you have to repair the roof or replace it altogether is to go for an inspection and find out the extent of the damage done to the roof. If the damage is extensive, the roof will need replacing but if it just needs some repairs or re-coating then EPDM Liquid Rubber is your best solution.

It's helpful that you said tiles don't have a fixed lifespan because we have those on our roof. We've had quite a few crack, though. I'm going to see about getting a repair.

It's good that you point out that a roof replacement is necessary when your shingles can no longer withstand harsh weather. The shingles on my roof are very old and in disrepair, so I'm considering getting a new roof this summer. I'm going to look for a good company in the area that can install a new roof for me.

I am glad that you mention the age of the material is important when determining whether or not to repair or replace it since the limit is usually 20-25 years. My parents have owned their house for 22 years and have noticed some issues with their roof. I think they should reach out to a roofing company that can help them decide what is best for them and their roof.

I agree that you should definitely start looking at repairing or even replacing your roof if shingles are cracking when a storm hits. If you don't, that could be a large problem for everyone involved. My roof has a leak in it and we haven't been able to find where it's coming from. Maybe a professional would be better at finding it.

I'm glad that you mentioned that leaks are really easy to fix! Last night I went up into my attic to look for some old photo albums, and I saw that there were a couple of leaks in my roof, and I was wondering if I'd have to get the whole thing replaced. I'll have to look into hiring a reliable contractor to come and fix my roof!

My father-in-law runs an accounting office in Anaheim and noticed some cracked tiles on the roof of the building. It really helped when you said that tile roofs don't usually have a fixed lifespan and can last up to 100 years! I would think that having a commercial roofing service come by and check it out would be beneficial.

I'm glad you pointed out that curling shingles indicate the need for a roof replacement since they can no longer withstand harsh weather conditions. My husband told me he noticed quite a few shingles with curling edges when he was on the roof uncovering our home's swamp cooler this morning. Thanks for letting me know that we should look for a company to replace the roofing soon to avoid further issues!

Thank you for explaining that asphalt roofs last up to 25 years, and after that, one should consider a replacement instead of repairs. It's good you mentioned that because my cousin bought the house he lives in about 20 years ago and haven't done any roof repairs. I will let him know about this so he can reach out to a roofing contractor and get an estimate about how much it will cost hi to replace the roof.

I'm glad you talked about how a small roof repair can lead to a bigger problem as time passes by. My uncle noticed his roof was missing a few shingles, and he neglects to repair it. I will warn him about this so he can reconsider and hire someone professional to fix the roof.

It's interesting that you point out that asphalt shingle roofs need to be replaced about every 20 years. My roof is well over 20 years old, so I'm considering hiring a roofing contractor to replace it for me. I'm going to look for a good roofing contractor in my area that can build me a new roof.

I didn't know that we should be looking out for missing shingles from our roof because it's a sign that we need to replace our roof. I recently noticed shingles missing from my in-law's house when I visited them last week. I think that I should call them and ask them to look out and think about replacing their roof soon.

Wow, I did not know that shingles that curl upwards from the edges can no longer support harsh weather and will need to be replaced. This is exactly what I noticed in my own roof and I think I need to install a new one soon since I have lived in this house for almost 20 years and have never had a problem. My husband said that the best option for us would be to hire a professional, and I agree with him so we will try to find one soon.

Thank you for pointing out that a tile roof needs replacement only when the individual tiles start to crack easily. My mother was telling me that her roof is leaking the other day. I will definitely look for a roofer to check out her problem and see if it needs replacement or repair.

I feel much better now that I know that roofs only need repairment when you have a blocked drainage, leaks, or is covered with mold. I noticed how my roof has mold everywhere, and how it leaks from some areas of the house, so I thought I had to replace it. Now that I know that it's just a matter of having it repaired I feel better because it means that less money is needed, and we start looking for a professional immediately.

I like that this post reminded us to check the age of the roof material. It makes sense for us to determine the age as it will impact the condition of the roof. I think I will schedule for my roof to be inspected this weekend.
